Harmony FL real estate market report for October 2021 presented by Jeanine Corcoran broker for The Corcoran Connection. Jeanine is joined by her co-host Kristin Macari owner of Studio Nine 13. Welcome to the 5th episode of Discover Harmony Florida.

Today we are going to be sharing the local real estate market report for Harmony, FL for the month of October 2021. Jeanine stated that only 8 single-family Harmony homes sold in October. There were also 4 properties that sold in Harmony West. That is not a lot of sold properties.

Jeanine continued that there were no condos or townhomes which is interesting. There were 5 resales that sold and the average price per square foot was $157.54. In the custom homes category, there were two sales and the average price per square foot was $187.02 where they had been hovering around $200 per square foot.

Kristin said in her opinion that those results were due to more of a lack of inventory as everything that was listed was sold. Jeanine looked up last year’s sales and in Harmony, in October 2020 they were also 8 homes sold.

The average price per square foot in resale in October 2020 was $141.89 and for October 2021 it is $157.54. And, for The Lakes in Harmony, the average price per square foot was $145.53 last year, and this year in October 2021, it is $187.00 price per square foot.

Regarding the price per square foot, Jeanine said that the regular consumer uses this metric all the time when it comes to home selling and home buying. It’s interesting because even though the appraiser uses it to make an adjustment, they never use it on their comps. It’s only used as an adjustment by the appraiser when comparing say a 1,800 sq. ft. home to a 1,600 sq. ft. home. She said that the consumer’s interest in that metric has made us have to know that fact.

Kristin continued that there are so many things that go into pricing a home which is why it is so important to have someone who knows the real estate market and who knows the area to look at your house. The fact is so many things can influence what your house can sell for.

Jeanine asked Kristin for her opinion on what part of the home that an owner would renovate most? Kristin answered that she wouldn’t renovate anything unless she planned on staying in the home. She continued that you should renovate the home to enjoy it and not to sell it because you never get back what you put into it.

Jeanine brought up the CDD which is an extra tax in Harmony that pays for the local amenities. She often gets this question from homeowners in Harmony asking her if they should pay off their CDD. She then asks them, well, are you planning on staying in your house for a while? If their answer is no, I was planning on selling in a year then the answer is heck no, that would be a bad idea. The CDD is like HOA fees with the lowest being around $62 a year for condos and townhomes and the highest being $200 a year for more custom homes.

Jeanine shared the totals for all properties sold in Osceola County, Florida for the month of October 2021. 980 homes were sold in October 2021 compared to 880 last year. The median sales price this year is $330K and last year was $260K, a 26% change. When it comes to single-family homes sold, this October 2021 there were 652 sold versus 621 sold last year. The median sales price on a single-family home this year is $379K versus last year at $285K, a 33% increase. The average months’ supply last year was 2.5 months whereas this year it is 1.1 months which is incredibly low!
