Housing market report for Harmony FL April 2022. Jeanine Corcoran is the broker for The Corcoran Connection a real estate company. She presents the housing market statistics for Harmony. Jeanine is joined by her co-host Kristin Macari owner of Studio Nine 13. Welcome to the 19th episode of Discover Harmony Florida.

Kristin stated by asking Jeanine what happened in the Harmony Florida real estate market in April 2022? Jeanine answered by saying that out of all the zip codes in St. Cloud, 34773 is by far the slowest.

There were only 13 properties that sold in the month of April in Harmony, FL. Currently, there are 13 actives and 68 properties pending. These numbers include Harmony West.

Jeanine asked Kristin how many townhomes/condos were sold in Harmony for April 2002? Kristin answered that only one had sold in April. It was a 2 bedroom and it sold for $210K.

She continued that in The Lakes there were 5 properties that sold. The average price per square foot is coming out to $185.24. Jeanine said for all the homeowners in The Lakes, South Lake, and East Lake that sales are coming along, and prices are rising. She said it is quite interesting to look at each section of Harmony.

Jeanine then moved on to The Enclave and stated that the sales occurring are still not showing up on county records. She checks on both MLS and County. Kristin added that when she closed on her home in The Enclave at Harmony, they were given a disclosure that they had to sign that stated it was behind and that it would take up to 6 weeks to show in county records.

Kristin was describing that when you come into The Enclave her own is on the right on Wingspan and that whole side of the street with a few exceptions are closed sales which have not been reported yet on county records. She believes that there have to be 10-15 or more homes closed at The Enclave.

Jeanine then reviewed the highest price per square foot per category. It looks like Harmony West is leading in this category. They had 3 sales and the average price per square foot was $219.85. Then there were two resales and that was $193.17 average price per square foot.

Kristin mentioned that on last month’s podcast they had talked about the difference between the value of a one-story versus a two-story home. If you look at all the homes sold in Harmony West last month, they were all one-story homes. The one-story homes have a higher price per square foot than the two-story homes. Jeanine shared that appraisers keep one-story and two-story homes separate and will never mix the two.

Jeanine stated that the only areas left in Harmony Florida to build on are a big lot right across the street from Harmony Community School and a large lot by Ashley Park where the townhouses are located. There is another section that would fit between 60-65 homes and that is behind the Harmony Community Garden. And finally, there is room to build homes in The Lakes area.
