Investing in Cheap (Class D) Rental Properties | Good or Bad Idea?

As a #realestateinvestor you may be looking to purchase super cheap rental properties to maximize your investment and boost your #rentalincome.

But, If you are thinking about purchasing a Class D property because of the cheap price, make sure you are fully aware that these types of rental property assets are harder to find quality tenants that:

1. Pay rent on time
2. Follow the terms of your lease agreement
3. Maintain your rental property asset

Don't get me wrong I love a good real estate deal, but make sure you have a rock solid tenant screening process in place to minimize the likely hood of placing a bad tenant.

This Class D rental property that my #propertymanagement company manages had a bad tenant that one day vacated in the middle of the lease agreement, while doing the move out inspection, we had no idea the amount of damage that was done. Make sure you are doing thorough Tenant Screening ⬇️

I recommend investing in higher quality #rentalproperties. But if you do, make sure you know how to handle lower end rental properties.
